You can always hire a professional to do a land survey but if you want to do it yourself you can. Keep in mind that this survey is not acceptable in court and is not recognized by the law. For legal purposes, you need to have it done professionally. 

Having said that, these are some steps through which you can survey your own property.

Visiting Property

First of all, you have to be physically present at your property. You have to visit the area to perform the survey. The survey can not be performed through any other method. The only possible way of you not being present at the property is if you get it done by a professional.

Researching in Existing Records

You have to research your property in the existing records and check where the markings are and what was the area mentioned before and if there is any landmark or identification mark for where your property starts or ends.

Boundaries

You have to match the boundaries of your property physically with the details mentioned in the existing records. You can match width and length and overall area. You can also match any other detail specifically mentioned in the existing records.

History of Property

You may have to note down or go through the history of the property. How many times has it been sold, passed down, and how much construction and destruction work has been done on the property. All of this information is very important when you are surveying your property.

Adjacent Properties

You can take a look at the adjacent properties and their existing documents if you can get a hold of them for comparison and referencing in your survey. You can look for markers in the adjacent property if you don’t seem to find your own.

Site levels

You have to check different types of site levels during the survey. These can include water levels, land levels on various areas of the property, and levels on the areas with any constructions. 

Improvements

You can identify any sort of improvement you want on your property or something your property needs immediately. This can include various improvements like cleaning, extermination if there is an infestation, tree maintenance if it’s a danger to the public, and many more.

Online Search

You can search online for a surveyor and get your property surveyed easily without going through all these steps. This survey holds a legal value as well as it will be more accurate and will take fewer hours of your day.
