Own a Rural Property? Here's How to Turn It into a Profitable Campsite
by John Carlucci - May 18, 2022,

Did you buy a piece of rural land in hopes of selling it or building a structure on it? Well, if these plans have failed to come to fruition, not all is lost. You can still make a good profit off the land by turning it into a campsite. Here is how you can manage this:

Consider What Amenities You Will Offer

How committed will you be to this campsite? If you plan on flipping the property in a few years, you may not want to make too many changes. In this case, you may want to leave it as a barebones site where your campers can set up a shelter tent for a few days.

If you want to go all-in, you may want to set up more comfortable or modernized campgrounds. This could mean fully kitted-out bathrooms and shower stalls. You may want to provide your campers with gas, electricity, and more.

Keep in mind that these kinds of plans aren't just costly; they will also require various permissions and permits. As such, this is something that you will need to consider as well. On the other hand, for a simple site, you may only be expected to provide instructions on setting up a tent.

Tents, RVs, or a Mix of Camping Options?

The other thing that you will need to consider is what kind of camping features you will allow on the site. Will RVs be allowed, or is it only tents? Or, are you planning on having a variety of structures on your properties? You may want to check with local laws before making these decisions, as there may be guidelines to follow.

Regardless of what you decide on, figure out how to divide the land so that you know how much space you will be renting out. Create lots with numbers and create maps. This way, people will be able to find their way to their designated area.

Make sure that each group has plenty of space so that no one has to interact with anyone else if they don’t want to.

Partner Up with a Registration Company

Trying to find campers on your own can be tricky. To make this job easier, partner up with a site that specifically offers registration services to campers. This way, your campground can be featured here. This can take some of the efforts out of advertising and marketing.

Set Up a Website

Even if you decide to partner up with another company, make sure to have your own website. This way, you can take your own registrations. The website also gives you the option of showcasing the campgrounds and offering a virtual tour so that people know what to expect when they come there. You can also provide additional information and guidelines here.

These are the top tips to follow when setting up your rural property as a campsite. You will be surprised at just how profitable such a venture can be for you.
